Garage Flooding at 2:30am
"I woke up at 2:30 this morning, there were alarms going off and water on the garage floor. I have already shut the water off to the water heater." Homeowner was panicked, expecting to be told the unit needed full replacement.
Pressure relief valve had failed and discharged — not a tank failure. The PRV had been slowly building to failure for weeks. Tank body was intact and in good condition for a 7-year-old unit.
Replaced the pressure relief valve, tested the system at operating pressure, confirmed no further discharge. Flushed the tank while on site — found moderate sediment consistent with Everett water supply. Left the unit fully operational.
